Aveo is honoured to be the NSW Government’s preferred project delivery partner for the Manly Health and Wellbeing Precinct. We are committed to working collaboratively with the community, local stakeholders and the Northern Beaches Council to provide a best-in-class, intergenerational health and wellbeing precinct for Manly, celebrating the iconic site’s rich history and fostering community connection.

Who is Aveo?
For 40 years, Aveo has been leading the way in the design, development and management of retirement living options for older Australians. We create communities that are connected within their local community and that bring people together. Aveo has 67 retirement living communities across Queensland, New South Wales, Victoria and Tasmania, and is home to more than 10,000 residents.
In recent years, Aveo has redefined what exceptional customer service is in retirement living with a mission to create vibrant, supportive communities where residents feel valued, respected and truly at home. The Aveo team is excited to bring our focus on service excellence to the Manly Health and Wellbeing Precinct project.
Grounded in community
Through the redevelopment of the former Manly Hospital Site and the adaptive re-use of heritage buildings, envisaged uses for the precinct are seniors housing, including independent retirement living, affordable housing and a residential aged care facility, subject to planning approval.
The precinct will also provide open space, a health and wellbeing centre, and activated community and retail spaces, which may include a childcare centre, aligning with the community’s vision for the site.

Health and wellbeing services at Aveo
Across Aveo communities, residents have access to a wide range of health and wellbeing services through our allied health partnerships. Aveo is also an approved provider of home care packages, helping residents to access support services and maintain an independent and empowered lifestyle.
Update: Manly Health and Wellbeing Precinct
Community stakeholder engagement
In April 2025, the NSW Government and Aveo began consultation with key stakeholders and neighbours.
Consultation focused on an introduction to Aveo, initial concept plans, and its alignment with the community's vision and guiding principles for the site.
This is the first step in the consultation process, broader community consultation will take place as part of the state–significant development application (SSDA) process. This will begin once the Secretary's Environmental Assessment Requirements (SEARs) are issued, which is expected in the coming months.

Onsite works
In May 2025, Aveo commenced detailed due diligence investigations onsite. This work includes site inspections, drilling and testing of ground conditions, and fauna studies, and is expected to run for 5 months. Excessive noise or disruption to traffic along Darley Road is not anticipated.
Next steps
Following the issue of SEARs, Aveo will work with the NSW Government and the community to prepare a concept state–significant development application (SSDA), which will set out the proposed plans for the site.
The SSDA will be subject to community consultation once it is on public exhibition, as part of the planning assessment process.
The community's input for the site has already played a vital role in shaping the proposed health and wellbeing related uses planned for the precinct.
The NSW Government and Aveo will continue to collaborate with the community and Northern Beaches Council throughout the planning process to create a legacy precinct that will benefit current and future generations.
